We can appreciate and believe in Trump without personally agreeing with everything he says (like 50 year loans), but he's tragically correct about certain skill shortages IMO. I got to experience first-hand how broken our universities are while trying to run a tech school and fighting accreditors to get any kind of permission to update our curriculum.

Just been doing a little thinking about the way we build homes today vs the post WWII era. The majority of all new homes built are 3BR.
1950 3BR/1BA @ 983 sq ft x $94.56 (1950 inflation adjusted real cost per square foot) cost = $92,952.
2023 3BR/2BA @ 2,286 sq ft x $94.56 (1950 inflation adjusted real cost per square foot) cost = $216,164.
We build our 3BR starter homes 2.3x the size of a 1950s home, and then we massively upgrade the materials, insulation, and quality of construction, so we pay $188/ft on average, instead of about $95... so our 2023 3BR/2BA costs about $428,000.
So 1.98x (square foot cost) x 2.3x (size of house) = a total of 4.55x difference between a 2023 3BR vs 1950 3BR.
If we built the small 983 sq ft 1950s home today, with upgrade materials, etc... it would be about $184k.
Affordability:
Average household income in the U.S. for the middle 80% (excluding top and bottom 10%) was about $99,700 in 2023.
1950s home built today would only cost 1.85 years of income.
2023 style home built today costs about 4.29 years of income.
The LONG term house/income multiple across many generations has been around 3x-3.3x. So we are now building luxury homes that exceed safe long-term norms. We'd be a rich nation with almost no consumer debt if we still built small houses.
Just food for thought.
